VELMA FOUND THE CLUE! For the Monarch wall leak saga:
The roofer and I took a water hose to the outside of this wall and found most likely one of the weep holes is letting rain water inside, and probably caused the pooling around the concrete by the exposed pipe!
Now we have to determine exactly how many of these holes are affected, and that will determine if insurance will cover it. If the cracked drain line caused the damage to extend to somehow open the weep hole, it's covered. If it's a lot of weep holes, it might be a problem covering it. The house isn't that old, sooo we will see.
The wall repair will started at the end of this week, but they will have to build a new wall to hold the 2nd story above. Hopefully we can see more if they open it up more past the foam board.

Wanted to share a mini win. AC thawed out today...and turned it on tonight to set at 75. It hasn't frozen over....so yay. At least it isn't 79 degrees in here right now LOL.

So, this is my pouty face and non-hard nipple because I'm hot as fuck in here 🤣😅 AC is frozen solid. No problems with it until a couple thousand spent on new plenum, 1 new duct, and a float switch was installed 6 days ago. Pressure issues led to them adding a damper on the plenum a few days ago because the mastic kept popping open with air..then the damper to upstairs started staying shut...and water leaking into pan and now this.
With good news, the kitchen wall should be repaired starting Thursday. Then the floors. We finally have backsplash and counters, and an oven hood. The gas isn't on yet though, so lots of eating out.
This week has been stressful, to say the least lol.
